Modal X Priora® Permeable Paving
Reimagining Outdoor Spaces with Marshalls' Modal X at Cambridge Biomedical Campus
Project overview:
The Cambridge Biomedical Campus, a hub of medical excellence and innovation, is expanding with the development of a new five-storey building at 1000 Discovery Drive. This 103,000 sq. ft. facility will house a variety of biotech and life science businesses, enhancing the ecosystem of clinical, academic, and commercial pursuits. With a vision for connectivity and community engagement, the project also includes amenities like a café and a community centre, aiming to create an inviting and explorable environment.
Marshalls' Contribution:
To align with the project's goals of creating a welcoming and functional space, Marshalls supplied a range of high-quality materials from the reimagined Modal X line with complimenting natural stone elements. The Modal X range is produced in the UK on Marshalls state-of-the-art dual block plant, using Marshalls’ Maxi Mix technology. For this project, Modal X offered a lower carbon alternative to granite. The use of Modal X paving in an unbound installation created a fantastic looking scheme whilst reducing both construction costs and the carbon footprint of the project when compared with traditional granite setts.
The versatility of Modal X has been incorporated into this project with a mixture of plan sizes, colours (Light Cream Granite, Light Granite & Oatmeal Granite) and by using Modal X Priora, the permeable option. These pavers provided a bright, clean look, enhancing the visual appeal of the campus walkways while offering permeability to manage surface water, while adding a touch of sophistication and durability, perfect for high-traffic areas.
Tarvos natural stone setts and kerbs were also used throughout the campus to define the edges of carriageways, footpaths and planted areas, complementing and framing the Modal X paving nicely.
Benefits and impact:
The combination of textured and permeable pavers in light, neutral tones create a visually pleasing environment that is both modern and inviting. By using permeable materials, the design helps manage rainwater, aligning perfectly with the project’s sustainability goals. The selected materials are designed to withstand high foot traffic and varying weather conditions, ensuring longevity and minimal maintenance. Additionally, the thoughtful design, supported by Marshalls' products, fosters a sense of community by providing open, accessible spaces for interaction and relaxation.
Conclusion:
The successful implementation of Marshalls' Modal X range at 1000 Discovery Drive is a testament to the brand's commitment to quality, sustainability, and innovative design. This project not only enhances the Cambridge Biomedical Campus aesthetically but also contributes to its long-term vision of connectivity and community integration. Marshalls is proud to play a role in the ongoing development of such a prestigious and forward-thinking institution.
